Dillon Varner

Cattlemen & Land Specialist Consultant

South Texas REALTOR® Dillon Varner loves what he does – and it shows in the enthusiasm and tenacity he brings to getting results for his clients.

His love of Texas ranch land puts him in his element when he’s outside, learning the ins and outs of a new listing or pursuing the perfect property for a client. Work and play intersect when he and a landowner or a prospective buyer explore property together in his side-by-side UTV.

As a cattleman and a landowner himself, he understands property investments, livestock, farming, water sources, soil quality, hunting, and other issues that affect the usefulness and desirability of a parcel of land. If he doesn’t know the answer to a question regarding one of those issues, he’ll find it.

One of Dillon’s mottos is “I’ll make your hopes and dreams mine,” and he means it. He leaves no stone unturned in making sure that his clients purchase exactly what they want and need. He’d rather advise against a purchase than see clients choose property that is not quite right for them.

Dillon’s appreciation for the outdoors began in childhood, when he accompanied his Dad on whitetail deer research conducted on a large South Texas ranch. There he learned to love and respect both the land and its wild inhabitants.

Now he’s grateful that his own children are growing up with the opportunity to enjoy hunting, fishing, camping, and other outdoor activities. He’s especially gratified when he can help others find a place to give their kids that same opportunity.

While Dillon somehow always knew that real estate was his true calling, he pursued a career in hotel and restaurant management while attending college at the University of Houston. He held various positions in this field including Director of Sales and marketing at large hotels in California, Colorado, and Texas. As Dillon would tell you he grew tired of wearing a suit and being chained to a desk so he switched gears and began working as an account manager in the MEP industry where he gained a thorough understanding of mechanical, electrical, and plumbing systems. This led to Director of Sales roles with some of the largest mechanical contractors in the state of Texas.

The sales, marketing, communication, and negotiation strategies he developed during those years now serve his real estate clients well. So does his habit of listening carefully to understand his client’s wants and needs.

Dillon’s hobbies include fishing, hunting, searching for arrowheads, cooking, touring wineries, floating the river, and playing golf. He also enjoys watching football, collecting pool cues to use on his restored Brunswick Gold Crown pool table, and collecting canoes to use as raised beds in his garden. His outgoing personality and appreciation for people also allow him to collect friendships, both personally and professionally.

He, his wife Rachel, and their two children share the home ranch with a Mini-Aussie, three cats, an Appaloosa horse, and a small herd of registered Brahman Cattle. Serious about promoting this gentle, hardy breed, Dillon and Zephyr Cattle Company are a member of The American Brahman Breeders Association.

Whether dealing with his real estate practice or his cattle business, Dillon fully subscribes to the Texas Land Associates motto: “Professionalism and integrity with every handshake.”

When you choose Dillon Varner to assist you with the purchase or sale of South Texas property, you can expect clear communication, loyalty, disclosure, confidentiality, accountability, and the patience and tenacity to keep going until your goals are reached. You can also expect to be glad you made that choice.
